Reservations Policy

Secure your reservation as soon as your plans are definite. Last minute reservations are possible if the reservation is made and completed 2 days prior to your arrival date. Before you call, check the availability calendar located on each “our cabins” page. Call (866) 425-4974 to make the reservation.  If you reach voice mail during regular business hours, we are assisting other guests with their reservations. Please leave ONE message, we return our calls in the order in which we receive them. A reservation deposit of 50% of the total reservation is due upon making the reservation. Final payment is due thirty (30) days prior to your arrival.

Reservation deposit and final payment can be made by Visa, Master Card, Discover or American Express. Reservations are not secure until reservation deposit is received. If booking a reservation within thirty (30) or less of your arrival date, the full amount is due at the time of booking the reservation.

Deposits vary depending on the home, number of guests, length of stay and/or pets. We obtain credit card information for the security deposit, which will be authorized seven (7) days prior to your arrival, and funds must be available for up to seven days after your departure. A security deposit is required to protect the privately owned home you are staying in against damages and are fully refunded if:

1.)           Guest returns keys, key pack and parking pass to our office upon departure.

2.)           No damage or loss is incurred, and procedures and policies are followed.

3.)           Guest leaves the cabin clean and ready for the next guest.

Please understand when you make a reservation we block out your dates, and turn away other bookings.  If you cancel under thirty (30) days of your arrival, we rarely can rebook your dates. Cancellations made thirty (30) days or more prior to arrival forfeit the 50% deposit paid. Cancellations made twenty nine (29) days or less, all monies are forfeited.

We do understand that there can be extraordinary circumstances that may cause last minute cancellations; therefore, we highly recommend that you purchase travelers insurance such as or AAA if you are a member, to protect your vacation investment. This will allow you to be covered in the event of an unfortunate circumstance, i.e. illness, death, job loss, flight cancellations, weather, road closures, military deployments, etc. *We do not sell or endorse travel insurance; many of our guests have been very satisfied with Travel Guard.

Rates are posted at the bottom of each “our cabins” page. Rates are based on 2 adults/teens and 3 children (age 12 & under). Additional guests are $10.00 per person per night. Rates vary for Holidays, weekly stays and for peak and off peak seasons. Cabins are limited to the amount of guests listed on the contract.  There is an extra fee for day guests, and the amount of guests cannot exceed the maximum guests allowed in the cabin. Rates are subject to change without notice.

The maximum amount of guests allowed in each cabin is listed on “our cabins” page. Mountain cabins do not have a regular “sewer system” and most do not have “regular water source”. Our cabins have septic systems, wells, and some have cisterns (the water has to be delivered). The amount of guests’ allowed is determined by septic capacity and water availability. The cabins will only support a set number of adults and children, and will not support more than 6 adults (guests age 13 & over). Our cabins are meant for family vacations, honeymoons, anniversaries.  We cannot accommodate groups of singles, or large family reunions. The cabins are private, and are on at least an acre of land, but some do have neighbors who are not on vacation and our guests must observe the “quite hours”. Please do not arrive with additional guests which will exceed the maximum allowed and expect them to stay in the cabin.



A select number of cabins allow dogs, which are noted by the “dog” icon on the “our cabins” page. If pets are allowed, the fee is $10.00 per night per dog (maximum 2 dogs). A higher security deposit is required. Dogs must be kept in a kennel when left in the cabin alone, and leash laws apply. Due to the number of people with severe pet allergies, most cabins do not allow dogs. Security deposit will be forfeited should there be evidence of pets in a non pet cabin. We do not allow cats in any of the cabins. Some restrictions apply; please inquire when making your reservation.


Due to the locations of the cabins and distance between them, it is not feasible to provide a cleaning/maid service. Each guest is responsible for leaving the cabin as clean as they found it, all cleaning supplies are provided. We do perform cabin and spa checks after each guest, as well as regular deep cleaning. There is no trash service at the cabin, and guests must take their trash to the dumpsters provided at our office in Woodland Park.


Comforters, blankets and pillows are provided at each cabin. Guests may bring their own linens or rent sets of linens from us (they must be requested in advance). A set of linens includes sheets, towels, hand towels, wash clothes and kitchen linens. Bring the linens back to us and we launder them.


Check in time at the cabin is 3:00PM on your arrival date. Check out is by 11:00AM on your departure date. You may pick up your keys and map at our office no earlier than 2:00 p.m. on the day of your arrival.  A lock box is provided at the office for after hours pick up and drop offs.


Colorado Mountain Cabins reserves the right to change accommodations without notice up to the day of arrival due to unexpected issues at the cabin, which may include but not limited to appliance malfunctions, plumbing problems, frozen pipes or septic. An attempt will be made to provide equal accommodations or upgrade at no extra charge. We reserve the right to refuse service to anyone, at anytime, for any reason.


Your privacy is very important to us. Please be assured that any information you provide Colorado Mountain Cabins is held in strict confidentiality by our company for internal recordkeeping, and will never be shared with other sources.


If we don’t have any children can we substitute adults for children?
Our rates are based on 2 adults, up to 3 children age 12 & under stay free. There is an additional fee for additional adults, teens and more than 3 children age 12 & under.

Is smoking allowed in the cabins?
Smoking is not allowed in any of the cabins. There are a select few that do not allow smoking on the premises, inside or outside. It is possible the county could institute “no outside smoking bans” in the event of high fire danger. If you do smoke outside, please close the door and windows so the smoke does not enter the cabin. All cigarette butts are to be disposed of with your trash and not left on the ground around the cabin.

Can we use the hot tub in the winter?
Hot tubs are open year-round.

Can we have a campfire?
Outdoor fires are not permitted at any of the cabins.  This includes charcoal grills and fireworks. There is a gas grill at each cabin with propane provided. Discharging of firearms is also prohibited on the properties.

Can we use candles?
Candles are not permitted in any of the cabins. We provide flash lights in each cabin. You may want to bring an emergency lantern in the event of a power failure.

Do you provide firewood?
We do not provide fire wood. It can be purchased at local supermarkets and convenience stores. We do have a supply of newspapers for starting a fire in the cabins with wood burning stoves or fireplaces.

Is there cell phone coverage at the cabins?
Cell phone reception is spotty at best.  Some plans work at some cabins, where other plans do not. There is a landline at each cabin except a few select cabins that have good cell coverage.  You will need a calling card to make long distance calls.

Is there internet access in the cabins?
There are a select number of cabins that have internet access.  The cabins with internet access are noted on the “our cabins” page. Internet access, like satellite TV, can have spotty reception at times.

Do we need a four wheel drive to get to the cabin?
It can snow from mid-September to mid-May. Snow in September and May are rare, but not unheard of. Our snowiest months are February, March and April. We recommend you have a 4-wheel drive vehicle during the winter months, some cabins it is required. Front wheel drive or all wheel drive with chains is an option, please discuss with your reservationist.

Can we get a refund if we cannot get to the cabin due to the weather?
Refunds are not issued if the guest cannot get to their cabin due to road closures or weather related conditions, travelers insurance is recommended.
